It’s the Little Things That Make A Difference

Unless you’re living in some self-sustaining, off-grid detached house, the fact is that multifamily, multi-storey housing in dense, urban settings–ones that are walkable and have access to public transit–are going to be your best bet for green, low impact living. But here’s the deal: most Americans don’t live in this type of housing–single family homes make up 70% of the American housing stock, and while people may be migrating back into the cities, the vast majority of them can or will not move for various reasons. Which leaves the question: how can we make the single family housing–and the sprawl that tends to come along with it–greener?

A reader tipped us off to the east bay town of Albany, California, which, like its neighbor to the south, Berkeley, has become increasingly hospitable to accessory dwelling units (ADU’s), both as a way to increase density as well as creating an “aging in place” strategy; ADUs can let older, emptied nest adults inhabit small dwellings behind the big homes that they might have once used for their full houses. We found this nice example in Albany on Tiny House Listing of how one family, through the addition of an ADU, turned a fairly typical single family house into a mini compound that housed three generations.

While ADUs are often used to house older generations, this particular one, at least initially, was used to house younger ones. The house owner of 30 years, Judy, invited her daugher and her daughter’s partner and child to come back and live at home. Rather than shacking up in the main house, they built a simple, 442 sq ft L-shaped home where a detached garage and patio once stood.

judys-garden-cottage-1 Judy worked with New Avenue Homes to construct the home (they seem to do a lot of ADUs). Tiny House Listing said this about its construction:

The family considered sustainability and stylishness during design development. They opted for reclaimed and recycled materials, non-toxic paints, solar panels, a large bay window, stained cedar siding, bamboo flooring, and an exposed wood ceiling. The structure is L-shaped and sits in a far corner of their backyard. A garden and walkway connects the main home to the cottage. Construction took around 6 months.

For reasons not explained, the home is now used as a rental investment property, though Judy plans to move in when she retires in a few years, presumably to have a low fuss home with a large rental property helping to keep living expenses very low.

While inserting compact, multi storey housing in the millions of underutilized lots of American single family housing would be ideal, there’s pretty much no way that’s going to happen…at least any time soon. In the meantime, ADUs offer an elegant, livable way of increasing density in areas that might seem like they are immune to density. While Albany might not epitomize the American suburb (it’s near a BART station), Judy’s example shows how this can look, which, with its little pathway and garden, looks pretty good to us.

The House Behind House

We love ADUs. They have the power to do the near-impossible: pack more housing into suburban and other low-density areas that were not designed to be dense. And given that they’re typically wedged into a backyard, they err on the compact and efficient side of design. And we love this particular 550 sq ft Seattle ADU by Cast Architecture.

The house was built in the backyard of client Kate Lichtenstein. Tim Hammer, the architect who designed the project, is a bit of an expert in designing small spaces, having spent 18 months studying high-density housing in Kobe, Japan as well as living in 550-square-foot fisherman’s shack in Ballard, WA himself. Informed by these experiences, Hammer created a space that feels light and spacious, despite the tiny footprint.

The house has great eco cred, enjoying a 5-star Built Green designation. It uses a ton of salvaged materials including stairs made of an old bowling lane. It also features LED lighting, a super-efficient boiler heater, low-VOC paints and caulks and radiant floors of fly-ash concrete (a by-product of burning coal for energy) and an exterior envelope with two inches of rigid insulation and wall cavities filled with an additional 5 ½ inches of cotton insulation from recycled blue jeans.

Lichtenstein built the place after the City of Seattle started allowing ADU construction on single-family lots in 2010. We hope more municipalities take Seattle’s lead by permitting these innovative little homes to sprout up in backyards everywhere.

Small, Stylish Home Takes Over Garage

We’ve expressed our love of the accessory dwelling unit (ADU) in the past. To us, they represent a great solution for adding density to more spread-out, car-intensive, suburban areas–a vitally important conversation in the micro-housing world. We ran across this little Portland ADU on Tiny House Talk, which to us demonstrates how nice these little places can be. The 508 sq ft home, dubbed PDX Eco Cottage (not to be confused with the workout routine) began its life as a garage. With the help of Jack Barnes Architect, owner Susan Moray converted the space into a very stylish, usable, sustainable home.

The house features a full kitchen, bathroom and separate bedroom. It achieved an Earth Advantage Platinum certification, a point system that evaluates a home’s indoor air quality, responsible use of natural resources, land protection and low water usage. The whole project cost $110K plus quite a bit of Susan’s labor, according to Jack Barnes. While not necessarily cheap, it’s less expensive than comparable quality homes in the area (the cheapest thing we could find was $444K, though it was much larger).

Susan built the home using Portland’s new short term rental permit for ADUs and you can stay at the place as a vacation rental. She told us that she built the cottage with the idea of living there when she’s older, with her daughter living in the front house where she currently resides. The home seems more than adequate for full time residency and we hope places like this start punctuating suburban landscapes, providing sensible housing in otherwise underutilized spaces.

This Tiny, Passive House Ain’t No Wimp

Don’t be fooled by its peace-loving name, few things will defend you from the elements like a Passive House. If you’re not familiar with the term, Passive House (aka Passivhaus) is a German-born set of rigorous building standards that make a dwelling extremely energy efficient. Passive House construction implements energy saving measures like super insulation, passive solar design (i.e. optimizing a structure’s orientation to put the sun to good use–either shielding it from the hot in warmer regions or adding solar heat in colder ones), triple or quadruple-glazed windows, an airtight building envelope and various natural or mechanical ventilation systems that keep fresh air circulating through the interior. The LifeEdited apartment, though not Passive House certified, employs a number of Passive House strategies such as a tight air barrier and the use of a heat recovery ventilator (HRV); this allowed us to super insulate the space such that we were able to reduce the number of radiators from five to one.

But just because a dwelling meets the Passive House standard doesn’t mean it’s required to be a particular size. In fact, many Passive Houses are quite large. And as we know, you can have the most energy efficient home, but if you have to drive a couple hours to get to it, it seriously affects the home’s overall resource consumption. The marriage of small, dense housing with Passive House levels of building efficiency would be a felicitous one. And that’s exactly what Mini-B Passive House is all about.

The 300 sq ft house is the brainchild of architect Joe Giampietro. It was designed to be used as a detached accessory dwelling unit (DADU) in the Seattle area, though we imagine it could be setup elsewhere. The house uses nine inches of foam insulation, a heat recovery ventilator and quadruple glazed windows among other things. Its insulation is so complete that the rare bit of Seattle winter sunlight or, in extreme cold, a tiny wall mounted heating panel, are all that are needed to make the place comfortable. It’s estimated annual heating bills would run about $30 and electricity a mere $100.

The house was built by students and used as a demo before eventually being auctioned off. On their website Giampietro says that Mini-B plans and constructed homes are available to purchase, details available upon request.

What is an ADU and Why You Should Care

ADU stands for Accessory Dwelling Unit and they might just be your next edited home. You might know ADUs by their other, quasi-affectionate names such as granny-flats, mother-in-law-apartments and so on. They are dwellings–either attached or detached from a main house–that exist on a lot with another house. Many ADUs are buit above garages such as the one pictured above.

ADUs have myriad benefits such as:

  • Creating a secondary rental income.
  • Increasing the occupancy of a given plot of land.
  • Creating more communal living, while still providing autonomy and privacy for both homes.
  • People who may have once needed a large home–e.g. parents whose children have moved out–can move into the ADU and rent out the main home.

ADUs are not lean-to’s; they are real homes that require building permits and some investment. A great resource is accessorydwellings.org, which goes into the ins-and-outs of ADU construction, financing, zoning for every state and other issues.

For those looking to install an ADU on their property, but who don’t want the headache of designing a custom home, there are many prefabricated options like the model above by Blu Homes.

What’s great about ADUs is that they provide a way of optimizing traditional the American home, whose lot size is often considerably larger than its home. We realize many people who want to live an edited life live in traditional American homes; moreover they neither want to move into a micro apartment in the city or a tiny house in the country. The ADU provides a great way of working with existing resources, while providing extra income, increasing the efficiency of a property and creating a more community-oriented lifestyle.
